Bob Henson Office Building, 1903 Atlanta Avenue, Nederland, Texas for the purpose of considering the following agenda items. 1. CALL THE MEETING TO ORDER 2. APPROVE THE MINUTES OF PREVIOUS MEETING 3. VARIANCES 1. 2410 Avenue B being: Lot 16 & West '/2 of Lot 17, Block 5 of Hillcrest Addition: to request a variance to section 12.3 "schedule of residential height and area regulations" for a 1'-6" encroachment to the 5ft minimum side yard building setback requirement for the purpose of constructing a 30ft by 20ft storage building on the left rear side of the property. 2410 Avenue B being: Lot 16 & West '/2 of Lot 17, Block 5 of Hillcrest Addition: To request a variance to section 12.3 "schedule of residential height and area regulations" for a 2ft variance to the 12ft maximum eave height required for an accessory detached building for the purpose of construction a building that has a 14ft eave height. 2. 1719 Gary Avenue being: Lot 5, Block 10 of Koelemay Addition: To request a variance to section 12.3 "schedule of residential height and area regulations" for a 4'-encroachment to the 5ft minimum side yard building setback requirement for the purpose of allowing an existing home to remain 1ft from the left side property line. The adjacent lot is the same owner whom wishes to construct a new home on Lt 4 3. 1123 Canal Avenue being: Lot 8, Block 17G, Tract 2&5 of PALCO Addition: To request a variance to section 12.3 "schedule of residential height and area regulations" for a 3'encroachment to the 5ft minimum side yard building setback requirement for the purpose of allowing a constructed steel carport to remain 2ft from the right -side property line. 1123 Canal Avenue being: Lot 8, Block 17G, Tract 2&5 of PALCO Addition: To request a variance to section 12.3 "schedule of residential height and area regulations" for a 1 1/2 ft. variance to the 12ft maximum eave height required for an accessory detached building for the purpose of allowing a constructed steel Porte Cochere to remain 13 1/2 ft. eave height. 4. 1120 Helena Avenue being: Lot 11 of Blanche Addition: To request a variance to section 12.3 "schedule of residential height and area regulations" for a 4ft encroachment to the left side building setback requirement of 5ft. for the purpose of constructing a new single-family dwelling. The city has a 20ft alleyway adjacent to the 4ft encroachment. 1120 Helena Avenue being: Lot 11 of Blanche Addition: To allow a dwelling unit style construction called a dog trot style dwelling where a breezeway in the middle separates the main dwelling with the kitchen, living area and master bedroom from the extra bedrooms and baths constructed on the opposite side of the breezeway. 5. 511 Atlanta being: Lot 4, Block 13 of Johnson Addition: Applicant is requesting a thirty (30) ft. lot width variance to Section 12.2 "Schedule of residential height and area regulations requiring R-2 duplex lots to be a minimum of eighty (80') feet in width and one hundred (100') feet in depth. The frontage of the applicant's property is fifty (50) ft. and the depth is one hundred -forty (140') feet. The purpose for the request is to renovate the bottom story of the existing garage apartment to have a dwelling on the bottom separate from the existing dwelling on the top. 4. APPEAL To hear and discuss an appeal form Akram Khalil of the Building Officials decision to enforce a maximum of only two dwellings units to be allowed at 2120 Avenue H. 5.
