NOTICE is hereby given of a meeting of the Zoning Board of Appeals to be held on
Tuesday, February 3, 2026 at 5:00 p.m. at the City of Nederland D. Bob Henson Office
Building, 1903 Atlanta Avenue, Nederland, Texas for the purpose of considering the
following agenda items.
1. CALL THE MEETING TO ORDER

1. 1513 South 37th Street described as: S 1/2 of Lot 25B & Lot 26B, Blk 6 of
Hillcrest 2' Class 3 Addition: Applicant is requesting a five (5) ft. lot
width variance to Section 12.2 "Schedule of residential height and area
regulations requiring R-2 duplex lots to be a minimum of eighty (80')
feet in width and one hundred (100') feet in depth. The frontage of the
applicant's property is seventy-five (75') ft. and the depth is one
hundred fifty-three (153') feet. The purpose for the request is to
construct a new duplex. The area is zoned C-3 Highway retail
commercial.
