Bob Henson Office Building, 1903 Atlanta Avenue, Nederland, Texas for the purpose of considering the following agenda items. 1. CALL THE MEETING TO ORDER 2. APPROVE THE MINUTES OF PREVIOUS MEETING 3. VARIANCES a. 604 S 3 '/2 Street described as: W 73ft of Lot 1, Blk 5 of Songwood 2 Addition: Applicant is requesting a seven (7') ft. lot width variance to Section 12.2 "Schedule of residential height and area regulations requiring R-2 duplex lots to he a minimum of eighty (80') feet in width and one hundred (100') feet in depth." The frontage of the applicant's property is seventy-three (73') ft. and the depth is one hundred (100') ft. The purpose for the request is to construct a new duplex. The area is zoned R-2 Duplex Residential. b. Block 17 Lots 1 & 2 of Nederland Addition: Applicant is requesting a 600 sqft variance to Section 12.3 "Schedule of non-residential height and area regulations" requiring a minimum 1000 sqft for a commercial building. Additionally, the applicant is requesting a variance to Section 19.3 which requires a driveway or parking space to be made of concrete or asphalt. They would like to use rock and gravel. 4.
