NOTICE is hereby given of a meeting of the Zoning Board of Appeals to be held on
Tuesday, December 5, 2023, at 5:00 p.m. at the City of Nederland D. Bob Henson Office
Building, 1903 Atlanta Avenue, Nederland, Texas for the purpose of considering the
following agenda items.
1. CALL THE MEETING TO ORDER
2. APPROVE THE MINUTES OF PREVIOUS MEETING
3. VARIANCES
a. To consider a variance request from Bradley Bennett, owner of Highway
Furniture and Mattress and proposed buyer of 708 Nederland Avenue,
described as Lots 1-4, Block 1 of Oakley Addition to Section 19.2, Table
19.1 "Off street parking and loading requirements" of the City Zoning
Ordinance. to allow nine (9) off street parking spaces being less than required
by Table 19.1.
b. To consider a variance request from Julio Ceasar Caberera, owner of 1136
Kent Avenue, described as Lot 3, Block 1 of Humphrey Heights 1 Addition
to Section 12.2 "Schedule of residential height and area regulations" of the
City of Nederland Zoning Ordinance to leave constructed a carport that
encroaches five (5)ft into the five (5)ft side yard setback requirement.
