NOTICE is hereby given of a meeting of the Zoning Board of Appeals to be held on
Tuesday, October 24, 2023, at 5:00 p.m. at the City of Nederland D. Bob Henson Office
Building, 1903 Atlanta Avenue, Nederland, Texas for the purpose of considering the
following agenda items.
1. CALL THE MEETING TO ORDER
2. APPROVE THE MINUTES OF PREVIOUS MEETING
3. VARIANCES
a. To consider approving a twenty (20) ft. variance request from Fez Hussain of
Jingo Cajun Eatery, prospective tenant at 930 Nederland Avenue, described
as Part of Tract A, Nederland Plaza, for a variance to Section 12.2 of the City
Zoning Ordinance for the encroachment of ten (10) ft. into the thirty (30) ft.
minimum front yard building setback for the construction of an outside patio.
b. To consider approving a variance to Section 8 Non -conforming uses #3 a, b
and c of the City Zoning Ordinance. Applicant and owner of 145-147 Atlanta
Avenue is appealing for a variance to renovate the existing nonconforming
duplex that has been abandoned for over 15 years.
